Running tests on Java 9 from IntelliJ IDEA 2017 does not work at all.

In IntelliJ IDEA 2018, the project layout has changed and there's an out folder used at runtime. When filtering the hibernate.properties folder, we need to make sure we do that both for the target folder as well for the out folder.
