It seems that you've unpacked installer instead of running it. Try

java -jar <jar-file-name>

Also, download the latest JEMS installer 1.2.0.BETA2 jar  from http://labs.jboss.com/portal/jemsinstaller/downloads. It contains more recent version of the EJB3 (1.0.0CR8). Select ejb3 profile during installation.
