I've installed this 3 ways.

1. Using the X installed, was able to start fine
2. Using the InstallConfigRecord.xml, started like the OP
3. java -jar jems-installer-1.2.0.GA.jar -installGroup ejb3 installpath=/home/jboss/jboss-4.0.5.GA - started fine.

All using the same JAR.

So maybe trying installing it a different way...
