What worries me is that according to [~jrichter1] he sees different behavior of how earlyaccess zip behaves to how central zip behaves. I would expected them to at least be aligned.

I believe [~nickboldt] opened an issue earlier to have these zips merged so there would just be one offline.zip + earlyaccess but not sure how far that got.

With respect to documentation that is also something [~nickboldt] worked with doc team last year but I do not know of the status; can just say that http://tools.jboss.org/downloads/installation.html is also missing this so would be good to have it made available in a human consumable form ;)
