Please read again the getting started http://labs.jboss.com/portal/jbossseam/gettingstarted/index.html, it does say to use the JEMS installer and the link to jems-installer-1.2.0.BETA.jar is provided.

If you read different instructions somewhere else, please let me know so i can fix this.
