The latest changes in the firstrun plugin are the cause of the issue with an incorrect path for external EAP or SOA-P AS servers.
Seam runtimes for external EAP/SOA-P aren't added at all.
org.jboss.tools.runtime adds correctly AS runtime for AS,EAP,SOA-P , Seam runtimes for EAP, SOA-P and JBPM runtime for SOA-P. 
It will also add AS runtime and Seam runtimes for EAP included in JBDS.
