I took the latest build (JBossTools-3.0.0.CR1-N200811140018-ALL ) and repeated steps.
Editor still broken with NPE. And isn't opened in read-only mode.
Editor for Hibernate.cfg.xml is broken with
java.lang.NullPointerException if leave Connection Url in broken brackets <>.
