the user properties file is simply picked up if it is in proper folder - this is just
case (1);
case (2) - the user can specify his own properties file;
case (3) - db settings via eclipse settings;
case (4) - all combinations of 1, 2, 3;
case (4) - should be adjusted - this is the issue;
